I think you might wanna be a little more specific if you want people to take you seriously. How close to the con are you, how much would you charge, would it be an actual bed, sofabed, or room to put a sleeping bag? Do you have any pets, do you smoke, etc etc?

my bad.
the charge will be at least 60 dollars. that includes a bed and a room to put all the stuff people will be bring(people will share this).
there will be free bottled water and a cooler. any sodas or any thing else they can put it in the cooler.
i have a dog and two cats (none bite and all are short haired) the dog is a black lab.

if there is anything else let me know and i will see if i can satisfy.

my 2 cents:
This has one word all over it.  *LIABILITY*

Not that I'm trying to be negative or anything, but just my first thought when I read this thread.
Personally I think you should offer your place to friends or family first... if you REALLY need $$$ for the Con, I suggest something that alot of Con-goers do:  - Swap Meet.

Inviting perfect strangers over for the weekend not only puts you and your stuff in danger, but the person crazy enough to visit you at your 'place'... who knows that some of these people posing as anime fans arent... crazy...  ::) but again i believe this is all moot anyway.

Or better yet, make some friends first via an ACTUAL gathering or meet up in a public place to see how legit or serious you are about this.

Besides, what kind of guy would randomly lets 20+ people come over to his home, party, have good times, let people hang out and watch anime, play video games, have gatherings/parties at least say... 6 times a year... at his place...

Before you object, its because I'm cool like that. and yes. I have had some pretty awesome gatherings at my place. and Yes I have the pics to prove it.
